These terms cover your use of this website, your reservations and purchases, and your visit to the property.

Effective August 30, 2026

Welcome to Vortex Spring Adventures. These Terms & Conditions (“Terms”) govern your use of the Vortex Spring Adventures website, your purchase of tickets, passes, lodging, camping, activities, merchandise and other services, and your visit to our property.

By using our website, making a reservation, purchasing a product or service, or entering Vortex Spring Adventures property, you acknowledge that you have read, understood and agree to these Terms, together with any applicable rules, policies, waivers and posted instructions.

If you do not agree to these Terms, please do not use our website or purchase our services.

1. About Vortex Spring Adventures

Vortex Spring Adventures is a recreational resort, campground and adventure destination located in Ponce de Leon, Florida. Our property may include, among other things:

Spring and swimming activities
Scuba diving and other water activities
Camping and RV accommodations
Lodging
Recreational trails
ATV/SXS activities
Horseback riding and equestrian activities
Events and special attractions
Retail and food services
Other recreational activities and amenities

Individual activities may have separate rules, age requirements, safety requirements, fees, waivers or restrictions.

2. Website use

You agree to use our website only for lawful purposes. You may not:

Use the website for fraudulent or unlawful purposes
Attempt to gain unauthorized access to our systems
Interfere with website operation or security
Submit false or misleading information
Use automated systems to improperly access or collect information
Copy, reproduce, modify or exploit website content without permission

We reserve the right to restrict or terminate access to the website when we reasonably believe these Terms have been violated.

3. Reservations & bookings

Reservations are subject to availability and are not confirmed until the applicable payment or confirmation requirements have been satisfied. You are responsible for providing accurate information when making a reservation. This may include:

Guest names
Contact information
Arrival and departure dates
Number of guests
Vehicle information
Pet information
Activity selections
Special requests

Vortex Spring Adventures may contact you using the information provided in connection with your reservation.

4. Prices & fees

Prices, fees, admission rates, activity costs, lodging rates, camping rates, taxes and other charges may change without notice unless otherwise required by law. The price applicable to a reservation or purchase will generally be the price presented at the time the transaction is completed.

Additional charges may apply for:

Additional guests
Additional vehicles
Activities
Equipment
Damage
Cleaning
Lost items
Rule violations
Other services requested or used by the guest

5. Payments

Payments may be processed through third-party payment processors. By submitting payment information, you represent that you are authorized to use the payment method provided.

Vortex Spring Adventures may refuse, cancel or limit a transaction when necessary to prevent fraud, unauthorized transactions, pricing errors or other improper activity.

6. Cancellations & refunds

Cancellation and refund policies may vary depending on the service purchased. Specific cancellation terms presented during the reservation or purchase process will apply to that transaction.

Certain tickets, passes, reservations, special-event admissions, promotional purchases or other products may be non-refundable or non-transferable.

Vortex Spring Adventures may provide refunds, credits or alternative arrangements at its discretion when circumstances warrant, subject to applicable law and the terms applicable to the purchase.

7. Weather & unexpected conditions

Vortex Spring Adventures is an outdoor recreational destination and is subject to weather and environmental conditions beyond our control. Activities, attractions, trails, swimming areas, diving operations, events or other services may be delayed, modified, suspended or closed because of:

Severe weather
Lightning
Heavy rain
Flooding
Drought
Water conditions
Water clarity or visibility
Unsafe trail conditions
Fire danger
Equipment failure
Maintenance
Emergency conditions
Government orders
Other safety or operational concerns

The closure of an individual attraction or activity does not automatically entitle a guest to a refund unless otherwise required by law or specifically provided under the applicable purchase terms.

8. Spring & water activities

Water activities involve inherent risks, including but not limited to drowning, injury, changing water conditions, currents, underwater hazards, slips and falls, illness, and interactions with other guests. Guests participating in water activities must:

Follow posted rules
Follow lifeguard and staff instructions
Observe designated swimming and diving areas
Use required safety equipment
Follow applicable age, certification and experience requirements
Stop participating when instructed by staff

Certain activities may require a separate waiver, release, medical disclosure, certification or other documentation.

9. Scuba diving

Scuba diving is an inherently hazardous recreational activity. Divers must comply with all applicable certification requirements, dive-shop rules, equipment requirements, depth limitations, buddy procedures and staff instructions.

Vortex Spring Adventures may deny or restrict diving privileges when conditions, equipment, certification, experience, health/safety concerns or other circumstances make diving inappropriate or unsafe. Participation may require execution of a separate scuba-diving liability waiver.

10. ATV / SXS trails

Use of ATV, UTV, SXS or other recreational vehicles is subject to separate trail rules and applicable waivers. Riders must:

Remain on designated trails
Follow posted trail hours
Follow speed limits and signs
Operate vehicles responsibly
Follow all staff instructions
Use required safety equipment
Not operate while impaired
Not engage in racing or reckless behavior

Trail access may be suspended because of weather, trail conditions, maintenance, special events, safety concerns or other operational reasons. Additional fees and separate waivers may apply.

11. Horseback riding & equestrian activities

Horseback riding and equestrian activities are subject to separate rules and applicable waivers. Guests bringing horses onto the property are responsible for:

Maintaining control of their animals
Remaining on designated equestrian trails
Following posted trail hours
Following all property rules
Properly caring for their animals
Cleaning up in designated areas
Following staff instructions

Vortex Spring Adventures may restrict or remove an animal that presents a safety concern.

12. Camping & lodging

Guests staying in campsites, RV sites, cabins, lodges or other accommodations must comply with all applicable campground and lodging rules. Guests are responsible for the conduct of everyone in their party.

Vortex Spring Adventures may charge guests for damage, excessive cleaning, lost property, unauthorized occupants or violations of property rules.

13. Pets & service animals

Pets are permitted only in areas designated by Vortex Spring Adventures and are subject to our Pet & Service Animal Policy. Animals are not permitted in areas where they are prohibited by posted rules or applicable law.

Service animals will be accommodated in accordance with applicable law. Guests are responsible for maintaining control of their animals and for any damage or injury caused by their animals, subject to applicable law.

14. Guest conduct

Guests must behave in a safe, respectful and lawful manner. The following may result in removal from the property or loss of privileges:

Fighting or threatening behavior
Harassment of guests or employees
Disorderly conduct
Property damage
Theft
Vandalism
Dangerous or reckless behavior
Failure to follow staff instructions
Entering closed or restricted areas
Unauthorized use of facilities or equipment
Excessive noise
Drug-related activity
Alcohol-related misconduct
Any conduct that creates a safety concern

Guests removed from the property may not be entitled to a refund.

15. Alcohol, smoking & prohibited items

Guests must follow all posted alcohol, smoking, vaping, fire and prohibited-item policies. Additional restrictions may apply to specific areas, accommodations, events and activities.

Vortex Spring Adventures reserves the right to prohibit items or activities that create a safety, environmental, operational or legal concern.

16. Children & minors

Parents, guardians and supervising adults are responsible for minors in their party. Certain activities may have minimum age, height, weight, certification, supervision or other eligibility requirements.

Vortex Spring Adventures may require a parent or legal guardian to complete applicable documentation or waivers for a minor.

17. Waivers & releases

Certain activities require participants to execute a separate waiver, release, assumption-of-risk agreement or other documentation before participation. Where applicable, participation will not be permitted until required documentation has been completed.

These Terms do not replace or supersede a separate waiver or release applicable to a particular activity. If there is a conflict between these Terms and a signed activity-specific agreement, the applicable agreement will govern to the extent permitted by law.

18. Personal property

Guests are responsible for their personal belongings. Vortex Spring Adventures is not responsible for lost, stolen, damaged or unattended personal property except to the extent responsibility cannot legally be excluded.

Found property may be turned in to designated staff.

19. Property damage

Guests may be responsible for damage caused by themselves or members of their party to Vortex Spring Adventures property, equipment, accommodations, vehicles, facilities or natural resources, to the extent permitted by law.

Charges may be assessed for repairs, replacement, excessive cleaning or restoration.

20. Photography & recording

Vortex Spring Adventures may photograph or record guests, activities, events and public areas for legitimate business, promotional, advertising, safety or operational purposes, subject to applicable law.

By entering the property, guests may appear incidentally in photographs or recordings. Additional consent may be requested for certain promotional uses when required.

21. Intellectual property

The Vortex Spring Adventures name, logos, trademarks, graphics, photographs, videos, written content, designs and other website materials are owned by or licensed to Vortex Spring Adventures unless otherwise indicated.

You may not reproduce, modify, distribute, sell or commercially exploit these materials without prior written permission.

22. Third-party services & links

Our website may use or link to third-party services, including reservation systems, payment processors, mapping services, social-media platforms, ticketing providers, analytics services and other technology providers.

Third-party services may have their own terms and privacy policies. Vortex Spring Adventures is not responsible for the independent acts, policies, content, availability or security of third-party services.

23. Website content & availability

We make reasonable efforts to keep website information accurate and current. However, descriptions, photographs, maps, schedules, prices, hours, attractions, amenities and availability may change.

Website content may occasionally contain errors or omissions. Vortex Spring Adventures reserves the right to correct errors and update information without prior notice.

24. Emergencies & safety

Guests must immediately follow instructions from Vortex Spring Adventures employees, emergency personnel, lifeguards, security personnel or other authorized representatives during emergencies.

Areas may be evacuated, restricted or closed when necessary to protect guests, employees, animals, property or the environment.

25. Right to refuse or revoke access

To the extent permitted by applicable law, Vortex Spring Adventures reserves the right to refuse admission or revoke a guest’s access or privileges when necessary for safety, security, rule enforcement, operational reasons or violation of these Terms.

No guest is entitled to remain on the property after being directed to leave by authorized management or staff.

26. Assumption of risk

Vortex Spring Adventures offers activities that may involve inherent risks, including outdoor recreation, swimming, diving, hiking, camping, horseback riding, ATV/SXS riding and interaction with natural environments and animals.

Guests are responsible for understanding the risks associated with the activities in which they choose to participate. Participation in certain activities may require separate written waivers and releases.

Nothing in these Terms is intended to waive rights or protections that cannot legally be waived.

27. Limitation of liability

To the maximum extent permitted by applicable law, Vortex Spring Adventures and its owners, officers, employees, agents, contractors and affiliates will not be responsible for losses, injuries, damages, delays or interruptions except to the extent such responsibility cannot legally be excluded or limited.

Nothing in these Terms is intended to eliminate or limit liability where doing so would violate applicable law.

28. Indemnification

To the extent permitted by applicable law, guests agree to be responsible for claims, damages, losses or expenses arising from their intentional misconduct, violation of these Terms, or damage caused by them or members of their party.

Nothing in this section requires a guest to indemnify Vortex Spring Adventures for conduct where such indemnification is prohibited by law.

29. Privacy

Use of our website and submission of personal information are also governed by our Privacy Policy, which explains how we collect, use, disclose and protect personal information.

30. Changes to these terms

Vortex Spring Adventures may update these Terms from time to time. Updated Terms will be posted on the website with a revised effective date.

Your continued use of the website or purchase/use of our services after updated Terms are posted constitutes acceptance of the updated Terms to the extent permitted by applicable law.

31. Severability

If any provision of these Terms is determined to be invalid, unlawful or unenforceable, that provision will be interpreted or limited to the minimum extent necessary, and the remaining provisions will continue in effect to the extent permitted by law.

32. Governing law

These Terms shall be governed by the laws of the State of Florida, except to the extent applicable federal law provides otherwise. Any dispute shall be handled in a manner consistent with applicable Florida and federal law.

33. Entire agreement

These Terms, together with applicable policies, reservation terms, activity rules, waivers and other agreements referenced herein, constitute the applicable agreement between you and Vortex Spring Adventures concerning your use of our website and services, except where a separate written agreement expressly provides otherwise.
